Terms and Conditions

1. Introduction and acceptance

Welcome to Live Off Grid (“we,” “us,” “our”), an online booking platform connecting guests with unique off-grid accommodation experiences. By accessing or using our platform at book.liveoffgrid.co.uk (“Platform”), you agree to be bound by these Terms and Conditions (“Terms”). If you do not agree with these Terms, please do not use our Platform.

2. Definitions

  • Host – an individual or entity listing off-grid accommodation on our Platform.
  • Guest – an individual making a booking through our Platform.
  • Accommodation – off-grid cabins, tiny homes, or similar eco-friendly retreat properties.
  • Booking – a confirmed reservation made through our Platform.
  • Service Fee – the commission charged to Hosts for each successful booking.

3. Platform services

3.1 Service overview

We provide an online marketplace enabling Hosts to list off-grid accommodations and Guests to discover and book them. We facilitate connections between Hosts and Guests but are not party to the accommodation contract itself.

3.2 No ownership of properties

We do not own, operate, manage, or control any of the accommodations listed. Hosts are solely responsible for their properties and services.

3.3 Listing approval

All listings require review and approval before publication. We may reject listings at our discretion without obligation to provide a reason.

4. User accounts and registration

4.1 Account creation

Users must create an account to access certain features. You must provide accurate, current, and complete information and keep it updated.

4.2 Account security

You are responsible for maintaining the confidentiality of your account credentials and all activity under your account.

4.3 Eligibility

Users must be at least 18 years old to create an account or make a booking.

5. For hosts

5.1 Listing requirements

  • Properties must be genuine off-grid or eco-friendly accommodations.
  • Listings must include accurate descriptions, up-to-date photographs, and clear pricing.
  • Hosts must comply with all applicable laws, regulations, permits, and planning permissions.
  • Properties must meet minimum safety, hygiene, and quality standards.

5.2 Host obligations

  • Provide the accommodation as described in the listing.
  • Communicate promptly with Guests before, during, and after stays.
  • Maintain a clean, safe, and guest-ready property.
  • Keep the availability calendar accurate to prevent overbookings.

5.3 Pricing and availability

Hosts set their own pricing and availability. Price changes do not affect confirmed bookings.

5.4 Service fees

We charge a service fee for each completed booking, deducted from payouts. The service fee is 5% per booking for the first six months from the Host’s sign-up date, then 12% thereafter.

5.5 Promotional offers

Promotional rates may be offered and can be withdrawn at any time. Standard service fees apply after promotional periods end.

5.6 Legal compliance

Hosts are responsible for ensuring compliance with all laws, licences, tax obligations, and regulations relevant to letting their property. Hosts are solely responsible for reporting and remitting applicable taxes.

5.7 Insurance

Hosts must maintain appropriate insurance cover, including public liability insurance (minimum £2,000,000 recommended), and confirm their policy covers commercial letting activities.

5.8 Security deposits

Hosts may require a security deposit, which must be clearly stated in the listing. Deposit handling and disputes will be managed in line with our Dispute Resolution process.

6. For guests

6.1 Booking process

  • Bookings are confirmed once payment is successfully processed.
  • Guests will receive booking confirmation via email.
  • Changes to bookings are subject to Host approval and may incur charges.

6.2 Guest responsibilities

  • Treat the accommodation with respect and care.
  • Follow all House Rules and Host instructions.
  • Report issues or damages promptly.
  • Leave the property in a clean, reasonable condition.
  • Respect the off-grid nature and local environment.

6.3 Group size and age restrictions

Occupancy must not exceed the maximum stated in the listing. Some properties may have age restrictions or may not be suitable for children. Guests must inform Hosts of the number and ages of all occupants.

6.4 No-shows

If a Guest fails to arrive without cancelling, the Host’s stated cancellation policy applies, and no refund is due.

7. Booking and payment terms

7.1 Payment Processing

Payments are processed securely via approved third-party providers. We may hold or cancel bookings where fraud or suspicious activity is suspected.

7.2 Pricing

All prices are shown in GBP and include applicable taxes unless stated otherwise. Additional fees (e.g. cleaning) will be itemised before payment. Currency conversion fees may be applied by your bank or card provider.

7.3 Host payouts

Payouts to Hosts are made monthly on the 15th of each month, covering all completed bookings from the previous month. Payouts may be delayed if there is a dispute or complaint.

8. Cancellations and refunds

8.1 Cancellation policies

Each Host sets their own cancellation policy (Flexible, Moderate, or Strict), displayed on their listing. All cancellations must be processed through our Platform.

8.2 Host cancellations

Hosts who cancel confirmed bookings may face penalties, and repeated cancellations may result in account suspension. We may assist Guests in finding alternative accommodation.

8.3 Refund processing

Refunds will be processed by Live Off Grid on behalf of the Host within 10 business days of approval under the applicable cancellation policy.

8.4 Force majeure

For events outside of reasonable control (e.g. natural disasters, government restrictions), modified cancellation terms may apply. We may offer booking credits or facilitate rebooking.

9. Quality standards and reviews

9.1 Quality expectations

All properties must meet our quality and safety standards. We may inspect or review properties periodically and remove non-compliant listings.

9.2 Reviews

Guests and Hosts may leave honest, relevant, and respectful reviews after a stay. Reviews are public and cannot be deleted by users. We may remove reviews violating our guidelines.

10. Insurance and liability

10.1 Host Insurance

Hosts must maintain adequate insurance, including public liability, covering their letting activities.

10.2 Platform liability

The Platform is provided “as is” without warranty. We are not liable for the quality, safety, or legality of accommodations. Our liability is limited to the maximum extent permitted by law.

10.3 User liability

Users are responsible for their own actions and any resulting damage. Users agree to indemnify us against claims arising from their use of the Platform.

11. Prohibited uses and content

  • Illegal activity
  • Fake listings or accounts
  • Review manipulation
  • Harassment or discrimination
  • Bypassing our booking system
  • Unauthorised use of Platform content

12. Privacy and data protection

Our Privacy Policy explains how we collect, use, and protect user data in line with GDPR and applicable laws. By using the Platform, you consent to necessary data processing for service delivery.

13. Dispute resolution

13.1 Internal resolution

We encourage resolution via the Platform’s messaging system. Our support team can mediate disputes and may cancel bookings or suspend accounts if needed.

13.2 Legal disputes

These Terms are governed by and construed in accordance with the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction.

14. Account suspension and termination

We may suspend or terminate accounts for breaches of these Terms, fraudulent activity, repeated poor service, or abuse. Users may close their account at any time but remain responsible for obligations incurred before closure.

15. Platform modifications

We may update or discontinue services at any time. Material changes to these Terms will be communicated via the Platform. Continued use after updates constitutes acceptance.

16. Force majeure

We are not liable for delays or failures caused by events beyond our reasonable control, such as natural disasters, internet outages, or government actions.

17. Miscellaneous

  • These Terms, together with our Privacy Policy, constitute the entire agreement.
  • If any part of these Terms is unenforceable, the rest remains in effect.
  • We may assign our rights without notice; users may not assign theirs without consent.
  • Our failure to enforce any provision does not constitute a waiver.
